Epoxy Flooring and Garage Floor Coatings in Lakeway, TX

Epoxy flooring in Lakeway means working on slabs from every decade since the 1970s, and the slab's condition, its moisture and the sun it takes decide the system. In the 2020-2024 American Community Survey, the Census Bureau's table B25034 counts 8,561 housing units in Lakeway, with 870 built in the 1970s, 1,295 in the 1980s and 2,607 from 2010 to 2019; the median year built is 2004 (table B25035). One-unit detached houses number 6,717 (table B25024), 78.5 percent by our division. In Lakeway, Austin Garage Floor Epoxy Co. lays flake, metallic, polyaspartic, polyurea and plain epoxy floors in garages, shops and kitchens, puts UV-stable coats on patios, and stains, polishes or resurfaces slabs. The Handbook of Texas puts the city "on Lake Travis and State Highway 620, five miles west of Mansfield Dam in west Travis County".

We visit, measure and test the slab before we send the written quote, and the quote costs nothing.

An older Lakeway slab can carry sealer, oil and patched cracks that no photo shows, so the price comes after a visit. On site, we take moisture readings with the test named on the data sheet of the coating we expect to use, measure the room, and log the air and slab temperatures and the dew point. The free written quote then names each product, sets out the steps and dates, gives the price, says what is excluded and lists any moisture-mitigating primer separately. Where a garage door opens to the afternoon sun, or the floor is a patio, we choose a UV-stable topcoat; national prices for each system are on our cost page.

Lakeway's houses, permit list, Hill Country ground and history

Lakeway's housing is older and more often owner-occupied than Leander's, by the Census Bureau's counts. By decade, Census table B25034 lists 2,012 Lakeway units built from 2000 to 2009, 1,021 from 1990 to 1999, 1,295 in the 1980s and 870 in the 1970s; by our division, 59.4 percent date from 2000 or later. The median year built is 2004, against 1999 for Travis County as a whole (table B25035). Census QuickFacts gives an owner-occupied rate of 86.3% and a median owner-occupied value of $841,300. A garage slab from the 1970s or 1980s may carry an old coating, sealer or oil, and Sherwin-Williams' Form G-1 lists "oils, grease, wax, sealers, curing compounds, laitance, salts" for removal ahead of any resin floor. Travis County's figures are on our Austin numbers page.

The City of Lakeway's permit guide puts flooring on its list of work that usually needs no permit, but treats patios and flatwork as permit work. Its "Building Permit Requirements" document lists "Painting, papering, flooring, tiling, cabinetry, countertops and similar work" "in an existing residence or commercial structure" among jobs that usually do not require a permit. The same document puts "driveway replacement", "flatwork" and "retaining walls" under alterations that do, lists "patios" and "carport or garage conversions" under additions, and says the landscaping exemption "does not include flatwork". Applications and inspection requests go through the City's online Civic Self Service portal. For an outdoor slab, or a coating that is part of a conversion, ask Lakeway's Building & Development Services before work starts.

Lakeway governs itself under a home-rule charter and builds to the 2021 model codes. The charter's section 2.01 reads "The City of Lakeway is a home-rule city," and section 1.01 sets up "a City Council-Manager form of government"; voters approved the original charter on May 5, 1990 and amended it on May 3, 2025. The City's adopted-codes page lists 2021 editions of the International Residential Code, the International Building Code and the International Fire Code, the last "as amended by Travis County ESD No. 6", the county emergency services district, along with the 2023 National Electrical Code; it shows no ordinance number or effective date.

No soil survey in our sources covers individual Lakeway lots, but the City places itself "in the scenic Texas Hill Country," and the Bureau of Economic Geology at the University of Texas says "Stream erosion of the fault escarpment sculpts the Hill Country from Waco to Del Rio." The Bureau adds that "The Edwards Plateau is capped by hard Cretaceous limestones" and "Sinkholes commonly dot the limestone terrane and connect with a network of caverns." Eckrant, an Edwards Plateau soil in the NRCS series descriptions, which do not name Lakeway, is "very shallow to shallow over indurated limestone bedrock," with rock at "10 to 51 cm (4 to 20 in)". The Handbook of Texas adds that in Travis County "The land west of the escarpment is more arid than that to the east". On the visit we map each slab's cracks before choosing a repair.

Lakeway grew from a resort plan on ranch land. The Handbook of Texas says it "was founded on the site of a 2,700-acre ranch," that a group took an option on the land in 1962 to "plan a hotel and resort community," and that in July 1974 property owners voted to incorporate "with the consent of the city of Austin, and the 1,200-acre village of Lakeway resulted." The City's history page says Lakeway "began as a retirement and second-home community" and names "the Baylor Scott & White Medical Center-Lakeway" and Lake Travis ISD among its largest employers. Census QuickFacts counts 19,189 residents in 2020 and estimates 19,027 for July 1, 2025.

Flake epoxy floors over older Lakeway garage slabs

On an older Lakeway garage slab, a flake floor is mostly a preparation job, because whatever coating, sealer or oil the concrete carries comes off first. Sherwin-Williams' technical article "Acid Etching Is No Longer Recommended as a Concrete Prep Method" gives the reason we grind instead: "Acid etching tends to produce a CSP-1 to CSP-2 profile, which is suitable only for very thin systems." CSP, short for concrete surface profile, is ICRI's roughness scale from CSP 1 to CSP 10; acid lands at its smooth end, and Sherwin-Williams' Form G-1 lists its own Deco Flake systems at CSP 5. Grinding, crack repair and the chip layers are covered on our flake epoxy floors page.

Laticrete's chip guide, TDS 432 (revised 13 February 2020), shows how a fast polyaspartic flake floor is laid: a 4 mil pigmented base coat at 330 square feet per gallon, chips thrown into the wet resin "to refusal or rejection," about 400 square feet of chips per 55-pound box, a dry time of "typically 1-2 hours" before scraping, and a clear top coat at 160 square feet per gallon, with the floor out of service for 24 hours. Laticrete's Flex SB data sheet, the resin in that guide, bases its working times on 70 degrees F and 50% RH; NOAA's 1991-2020 normals for Austin's Camp Mabry station average 28.7 days a year that reach 100 degrees F or more, in outdoor air, and no station in our sources sits in Lakeway. HomeGuide's national three-car epoxy row, dated February 3, 2026, reads $2,300 to $8,600.

Polyaspartic topcoats for Lakeway patios and sun-facing garages

Where a Lakeway floor takes direct sun, through an open garage door or on a patio, we finish it with a UV-stable polyaspartic rather than an epoxy topcoat. Sherwin-Williams' ArmorSeal 1000 HS sheet warns that "Epoxy coatings may darken or yellow following application and curing," and Citadel's comparison table marks epoxy "No" for UV resistance. Laticrete says "most polyaspartics are UV stable and are suitable for exterior applications," and Concrete Decor magazine (June/July 2009) says their UV stability "prevents yellowing and material degradation in outdoor applications." Sun yellowing is one of the downsides our guide to epoxy's pros and cons explains, and cure times are on the polyaspartic floor coating page.

A Lakeway patio raises two questions a garage does not: the permit and the slab's moisture. The City's permit document lists flooring "in an existing residence or commercial structure" among work that usually needs no permit, but it puts patios among additions and flatwork among alterations that need one, so ask Building & Development Services about an outdoor slab before we schedule it. On moisture, Laticrete cautions against polyaspartics "in situations where a breathable concrete sealer is specified" because "They will not breathe and can exhibit moisture challenges over time if not used properly." HomeGuide's polyaspartic survey of November 18, 2024 states "Polyaspartic floor coating costs $5 to $12 per square foot" as a national figure.

Metallic epoxy in Lakeway homes, from game rooms to garage conversions

A metallic floor suits an indoor Lakeway room whose slab can be made smooth and clean, because the finish shows what is under it. Sherwin-Williams says its Resuflor Topcoat Metallic II "is a smooth system - substrate imperfections must be corrected or they can reflect through the system," and that the coat "may fisheye if oil, silicones, mold release agents or other contaminants" are present; fisheyes are small craters where the film pulls back from a contaminant. On an older garage slab, oil and old patches are what we look for first, and we grind, clean and repair before the base coat. Thickness and cure are on our metallic epoxy floors page.

If the metallic floor is part of turning a Lakeway garage into a room, the City's permit document lists "carport or garage conversions" among additions that need a permit, so the permit comes before the coating. Light matters too. Laticrete warns that "Variability in job site conditions (including but not limited to surface preparation, sunlight, humidity, dew point, temperature, etc.)" may lead to fisheyes, blistering or pinholes, and Westcoat wants its Liquid Dazzle floors resealed "every 3 to 5 years depending upon traffic and UV exposure." Laticrete's sheet also says "Mock-ups and field test areas are required," so ask for a sample of your colors before you sign.

Commercial epoxy flooring in Lakeway: hospital, schools, shops and tax

Commercial floors in Lakeway count as nonresidential work under Texas tax rules, and the City names a hospital and the school district among its largest employers. The City's history page lists "the Baylor Scott & White Medical Center-Lakeway" and Lake Travis ISD, which it says "operates one high school, two middle schools, and six elementary schools." Texas Comptroller publication 94-116 says "the total amount charged for remodeling, repairing, or restoring nonresidential real property is taxable," and its list of nonresidential examples includes hospitals, office buildings and retail shops. We show the tax treatment on the quote, and the Comptroller's staff or a tax adviser can confirm it. Systems by thickness and traffic are on our commercial epoxy flooring page.

Inside Lakeway's limits, the permit document's flooring line covers an existing "commercial structure" as well as a house, and the adopted codes include the 2021 International Building Code and the fire code "as amended by Travis County ESD No. 6". Lakeway's Taxes page lists the State's 6.25%, the Lake Travis Community Library District's 0.25% and the City's 1.75%. On the floor, Sherwin-Williams says "Use of steel wheeled vehicles versus rubber wheeled vehicles affects the choice of aggregate, chemistry, and application method" and "Mortar systems are reserved for applications that have the greatest chemical resistance, thermal shock resistance, and heavy-duty traffic." County Business Patterns counted 4,552 health care and social assistance establishments in Travis County in 2023, the sector the Lakeway hospital belongs to.

Restaurant and brewery floors in Lakeway: Travis County health rules and urethane cement

A Lakeway kitchen floor has to meet the State's Food Establishment Rules, 25 TAC Chapter 228, in effect since August 8, 2021, which take in the 2017 FDA Food Code. The DSHS quick reference gives that code's floor wording: materials "smooth, durable, and easily cleanable" under Food Code 6-101.11(A)(1), and floor-wall junctures "coved and closed to no larger than 1 mm (one thirty-second inch)" under 6-201.13(A). For the food permit itself, Austin Public Health's page addresses food businesses "in Austin or Travis County", so confirm with the City of Lakeway which office applies to your address. Drains, cove base and slip get a fuller treatment on the restaurant and brewery floors page.

For the cookline, dish room or brewhouse, the makers favor urethane cement, a urethane resin with cement filler laid thick to take heat swings, and one maker's sheet warns about sun. Sika's Sikafloor 22NA PurCem sheet (2018 edition) goes down 3/16 to 1/4 inch thick, is rated for service between -40 and 212 degrees F, accepts slabs below 100% relative humidity measured by ASTM F2170, and needs ambient humidity between 30% and 85% "during application and curing"; it also warns that the floor "Will discolor over time when exposed to sunlight (UV)". In 2023 the Census Bureau's County Business Patterns counted 85,645 employees in Travis County's 3,712 accommodation and food services establishments, and the City calls Lakeway "a resort community complete with golf courses, tennis courts, marinas, a private airport".

Stained concrete under old carpet and on Lakeway patios

A Lakeway slab that comes out from under old carpet or tile can be stained once the adhesive is off, but the stain will not hide its patches or cracks. Stain colors the concrete instead of covering it; the Concrete Polishing Council defines a dye as a colorant that "penetrates into the concrete while it is in solution and results in a stained appearance." Glue, paint and sealer come off first, and we strip them with diamond tooling, not acid; Sika's surface preparation guide says flatly "Sika does not recommend acid etching". HomeGuide's national survey of February 3, 2026 reads "Water-based stain costs $3 to $15 per square foot installed" and "acid-based stain costs $3 to $25 per square foot". Our stained concrete floors page compares the two.

On a Lakeway patio, the sealer over the stain does the wearing, and a new or replaced slab raises a permit question. HomeGuide says "Stained concrete should be sealed every 1 to 3 years," and its garage table gives $2,000 to $14,400 for a stained two-car floor, nationally. The City's permit document lists "patios" under additions and "flatwork" under alterations, both permit work; it does not say whether staining an existing patio counts, so ask Building & Development Services first. Indoors, the room is cleared before we arrive, any carpet, tile or glue that has to come up is priced on the quote, and the patches and saw cuts that will show through the color are marked on it.

Polished concrete in Lakeway: gloss, aggregate and older slabs

Polished concrete suits a Lakeway slab hard enough to take the grind, so an older slab is checked before anyone talks gloss. ACI 310.1-20 section 3.1.4.1, which the Council's Position Statement #7 quotes, calls for "Mohs Hardness measured on slab surface is greater than 4," the Mohs scale ranking materials by how easily they scratch, and the Council names a densifier among the fixes for a soft surface. The grind decides how much stone shows: the Council's exposure chart shows Class A, cream, "85 - 95 % Cement Fines", through Class C, "80 - 90 % Full Aggregate". Our polished concrete floors page takes the grit steps and densifiers one at a time.

Gloss and price climb together in the national survey, so a Lakeway owner picks the level before the grind starts. The Council's appearance chart sets four gloss levels, from Level 1, "Exposed/Flat (Ground)", to Level 4, "Highly Polished", with "a near-mirror like reflection". HomeGuide's survey of February 8, 2026 climbs from $3 to $6 a square foot for soft matte through $4 to $8 for low sheen and $5 to $10 for medium gloss to $6 to $15 for high gloss, nationally. On slip, the Council's Position Statement #2 put wet polished concrete against a "minimum dynamic coefficient of friction of 0.42" and found "All test results significantly exceeded the required DCOF of 0.42, even at very high gloss levels". Our grinders carry the dust collection OSHA's 29 CFR 1926.1153 names, with a HEPA vacuum between passes indoors.

Concrete resurfacing for older Lakeway slabs and the flatwork rule

Resurfacing renews a worn Lakeway slab that is still sound, but outdoors it can count as flatwork, which the City lists as permit work. Lakeway's permit document puts "flatwork" and "driveway replacement" among alterations that need a permit and says its landscaping exemption "does not include flatwork," so ask Building & Development Services before a driveway, walk or patio is resurfaced. HomeGuide's February 3, 2026 survey prices concrete overlays nationally at $3 to $7 per square foot for basic work, $6 to $10 for decorative and $7 to $20 for stamped. Resurfacers, toppings and their cure times are on our concrete resurfacing page.

An older Lakeway slab is assessed before it is resurfaced, because a new layer repeats any crack that still moves. The American Concrete Institute says "Any active cracks need to be stabilized to avoid being reflected through the topping" and "Joints in overlay slabs should be located over all joints in the existing slab." HomeGuide prints "Structural engineers charge $100 to $200 per hour" and says cracks over a quarter inch wide "typically indicate foundation problems." Wolverine Coatings adds that "Surface deterioration is not necessarily an indicator of structurally unsound concrete," so a pitted surface alone does not rule a slab out. Every crack goes on a sketch during the visit, and the quote says which ones we expect to return.

Lakeway floor coating questions

Do you need a permit for epoxy flooring in Lakeway?

The City's list says flooring work in an existing building usually does not require a permit; patios, flatwork and garage conversions do. Its "Building Permit Requirements" document lists "Painting, papering, flooring, tiling, cabinetry, countertops and similar work" "in an existing residence or commercial structure" among jobs that usually need no permit. It puts patios and "carport or garage conversions" under additions and flatwork under alterations. Ask Lakeway's Building & Development Services when a job is outdoors or part of a conversion; applications go through the City's Civic Self Service portal.

Can you epoxy a patio in Lakeway?

Yes, a patio can take a resin coating, but in full sun we top it with a UV-stable polyaspartic rather than epoxy, and we settle the permit question first. Citadel's comparison table marks epoxy "No" for UV resistance and its polyaspartic grout coat "Yes", and Laticrete calls most polyaspartics "suitable for exterior applications." HomeGuide's February 3, 2026 survey says "An epoxy patio costs $800 to $4,000 installed on average", a national figure. Lakeway's permit document lists patios among additions, so a new or replaced patio slab goes through the City before it is coated.

How much is garage floor coating in Lakeway, and what moves the price?

No survey in our sources prices Lakeway, so these figures are national, from HomeGuide's garage floor coating page of December 24, 2024. It prices coatings at "$4 to $12 per square foot", and in its size table a 20x20 two-car floor runs $1,600 to $4,800 and a 24x36 three-car floor $3,500 to $10,400. Its type table runs from $4 to $10 a square foot for epoxy through $5 to $10 for polyurea to $5 to $12 for polyaspartic. On an older slab, removing an old coating and repairing cracks move the price, which is why we quote after a visit.

Will a new floor coating hide cracks in an older Lakeway slab?

No; a coating follows the slab, so cracks that still move come back through it, and we tell you in writing which ones we expect to show. Concrete Decor magazine says of polyaspartics that "Flaws or obvious repairs in the underlying floors will be reflected," and the International Concrete Repair Institute defines an active crack as "any crack that is still moving." A dormant crack, one "not likely to become active in the future," can be repaired before the primer. A slab that is "crumbling, rocking back and forth, heaving, or sinking" is, in Wolverine Coatings' words, "an unlikely candidate for coating without repair".

Is floor work in Lakeway subject to sales tax?

It depends on whether the property is residential, and our written quote states the treatment. Texas Comptroller publication 94-116 says "Labor to repair, remodel, or restore residential real property is not taxable," while "the total amount charged for remodeling, repairing, or restoring nonresidential real property is taxable." The City of Lakeway's Taxes page lists the State's 6.25%, the Lake Travis Community Library District's 0.25% and the City's 1.75%, and the Comptroller caps the combined state and local rate at 8.25 percent. For a ruling on your own job, the Comptroller's office or a tax adviser has the last word.
