Epoxy Flooring for Georgetown, TX Garages, Shops and Kitchens

Most of Georgetown's housing was built in 2000 or later, so a slab's age and moisture reading come first, then its cracks and the weather on coating day. The American Community Survey's 2020-2024 estimates give Georgetown a median year built of 2008 (table B25035); 25,567 of its 37,206 housing units, 68.7 percent by our division of table B25034, date from 2000 or later, and 4,415 from 2020 on. The 2020 Census counted 67,176 people in the city, and the Census Bureau's estimate for July 2025 is 106,907. We prepare and coat garage, shop and kitchen floors in the Williamson County seat, which the county's Handbook of Texas entry puts "twenty-five miles north of Austin."

We visit, measure and test the slab before we send the written quote, and the quote costs nothing.

No survey we cite prices a Georgetown floor, so the dollar figures here are national and none of them is our price. For a three-car garage of 576 to 864 square feet, HomeGuide's epoxy survey of February 3, 2026 prints $2,300 to $8,600 installed; for a 24x24 two-car garage of 576 square feet, its garage coating survey of December 24, 2024 prints $2,300 to $6,900. In its December 2024 release, which BEA now marks superseded, the Bureau of Economic Analysis gave the metro it names Austin-Round Rock-Georgetown a 2023 all-items price parity of 97.6 against a national 100; that index is built from price quotes for a wide array of goods and services, housing rents included, so it is a general price level, not a price for floor work. Every row we cite, dated, is in our table of national survey rows.

Georgetown's new houses, its ground, permit pages and past

Georgetown's housing leans heavily toward the new. Table B25034 of the ACS 2020-2024 estimates puts 12,145 units in 2010 through 2019, 9,007 in 2000 through 2009 and 4,415 in 2020 or later, against 5,284 from the 1990s, 2,975 from the 1980s and 1,621 from the 1970s, while 578 date from 1939 or earlier. Table B25024 counts 27,335 one-unit detached houses among the 37,206 units, 73.5 percent by our arithmetic, and QuickFacts has the owner-occupied rate at 69.5% and the median owner-occupied value at $429,100 for 2020-2024. A slab poured within the past year may still be drying and shrinking, so on Georgetown's newest houses the cure, the moisture reading and the joints come before any coating.

Georgetown's ground may be limestone or blackland clay; which of the two lies under the city, the Handbook of Texas leaves open. Its Williamson County entry finds soils that are "mostly dark loamy to clayey" blackland in the east and, "west of the Balcones fault," soils that are "light to dark and loamy with limey subsoils." Stone lies close to town: Inner Space Cavern, "a large commercial cave near Georgetown," sits in Edwards Limestone and was found by the Texas Highway Department in May 1963 while drilling to test underpass foundations, and limestone quarries were among Georgetown's industries before 1900. As an example of the clay side, and not one our sources place under Georgetown, the USDA's Houston Black series, a Blackland clay, carries "High shrink-swell potential." Which ground a given slab sits on is a site question, so we read each Georgetown slab's cracks before choosing fillers.

This page quotes no City of Georgetown permit rule, because the City's building pages and its online Code of Ordinances could not be read when it was written. No other city's list of exempt work applies in Georgetown, so before a floor job starts, ask the City of Georgetown whether the work needs a permit and which code edition governs it; for a restaurant or other food business, ask as well which office reviews the plans. The Office of the Governor's Texas Business Licenses & Permits Guide, updated December 2025, points the same way: "For local licenses and permits, please contact your municipal unit of government or county clerk's office." We schedule the work around the City's answer.

Georgetown, the Williamson County seat, lies "on Interstate Highway 35 and the San Gabriel River" at the center of the county; it was founded in 1848 and named for George Washington Glasscock, who with a partner donated the land, the Handbook of Texas says. Southwestern University, opened in 1873, and a railroad, built in 1878, "contributed to the town's growth and importance," but development "greatly accelerated" only after about 1960, and the Texas Almanac table on the entry rises from 5,218 residents that year to 67,176 in 2020.

Flake epoxy floors on Georgetown's newest garage slabs

On a new Georgetown slab, a flake floor waits until the concrete has cured and dried, and the moisture test, not the calendar, says when. Sherwin-Williams' article on blistering holds that "The concrete must cure for a minimum of 28 days prior to the application of epoxy or urethane flooring systems," and Wolverine Coatings adds that concrete "may take longer before moisture levels drop to allowable levels." The limit comes from the maker's own documents: Sherwin-Williams' preparation guide, Form G-1, for one, accepts in-situ relative humidity probe readings under ASTM F2170 of "80% or lower" beneath non-permeable flooring, in-situ meaning probes set into holes drilled in the slab. Then vinyl chips go into the wet base until none of it shows, and a clear topcoat locks them in. Our flake epoxy floors page lists every layer and its thickness.

Joints and early shrinkage cracks are the other new-slab question in Georgetown, where 4,415 housing units date from 2020 or later. Metzger/McGuire's bulletin T5 notes that "ACI and PCA both recommend delaying of filling for 60-90 days after slab placement," and its rule of thumb has a slab undergoing roughly 20 to 30 percent of its expected shrinkage within its first 30 days. So on a new Georgetown garage, joint filling waits as the bulletin advises, moving joints are saw-cut up through the new floor as Sherwin-Williams' joint guide recommends, and the chip floor goes on whichever base the moisture reading allows, epoxy or a polyurea base under a polyaspartic top. HomeGuide's February 2026 national row for two-car garages, 400 to 576 square feet, is $1,600 to $5,800.

Polyaspartic and polyurea coatings for Georgetown garages and patios

A polyaspartic floor suits a Georgetown garage that must be back in use quickly or a patio in full sun, provided the slab meets the maker's moisture limit; Laticrete says polyaspartics are "often viewed as a variation or type of a polyurea coating," and the two can share one floor. HomeGuide's November 2024 survey says most polyaspartic coatings are "dry to the touch within a few hours," with full cure "typically achieved within 24 to 48 hours," and Concrete Decor magazine reported in 2009 that a polyaspartic topcoat "will stand up to vehicle traffic in 24 hours" and that "Their UV stability prevents yellowing and material degradation in outdoor applications." Cure, UV and cost, resin by resin, are weighed on our polyaspartic floor coating page.

Moisture is the limit to check on young Georgetown concrete. Citadel's comparison table lists both its epoxy and its polyurea base coat as "Not intended for MVT resistance/damp concrete application," MVT being moisture vapor transmission up through the slab, and Laticrete says polyaspartics "will not breathe and can exhibit moisture challenges over time if not used properly." On Simiron's Polyaspartic HS data sheet, a slab's probe humidity may not pass 75% (ASTM F2170), and the sheet warns that "seasonal variations in ground moisture can cause excessive moisture vapor transmission (MVT) regardless of results measured prior to coating application." The national rows run higher than epoxy's as well: HomeGuide's November 2024 polyaspartic table prices a three-car garage of 576 to 864 square feet at $2,900 to $10,400. Our epoxy pros and cons guide covers moisture among the downsides.

Metallic epoxy floors inside Georgetown's newer houses

A metallic epoxy floor in Georgetown goes on a slab that has cured, dried and been ground smooth, because a metallic coat shows the flaws under it. Sherwin-Williams calls its Resuflor Topcoat Metallic II "a smooth system" in which "substrate imperfections must be corrected or they can reflect through the system," and it lays a pigmented base of 8 mils (thousandths of an inch) at 200 square feet per gallon before the metallic coat goes on. The same package notes that "Denatured alcohol may be spritzed over the surface to cause incompatibility and create unique metallic effects," one reason no two floors look alike. Layer thicknesses and cure times are on our metallic epoxy floors page.

Heat sets the timing of a metallic pour in Georgetown. At 72 degrees F, the temperature Westcoat states its EC-38 figures at, a mixed batch keeps 45 minutes of pot life, or working time, and wheels wait 72 hours, and the sheet rules out application "below 50 degrees F or above 90 degrees F." In NOAA's 1991-2020 normals for Austin-Bergstrom, an Austin station, the normal monthly high tops 90 degrees F in each month from June to September; those are Austin outdoor air readings, not Georgetown's, and an indoor slab is judged by its own thermometer and the dew point, taken before each coat. Resealing comes "every 3 to 5 years depending upon traffic and UV exposure" in Westcoat's Liquid Dazzle specification, and interior floors can be dust mopped daily.

Commercial epoxy flooring for Georgetown plants, shops and stores

A Georgetown commercial floor is specified by its traffic, its chemicals and how long it can close, and the city's industry runs from plants to quarries. The Handbook of Texas says that since about 1960 Georgetown "has added several heavy manufacturing plants, light and cottage industry," along with "crushed-stone quarries," and the Census Bureau's 2023 County Business Patterns counts 382 manufacturing establishments with 10,133 employees and 1,683 retail establishments with 32,420 employees in Williamson County. Sherwin-Williams reserves mortar systems for floors that need "the greatest chemical resistance, thermal shock resistance, and heavy-duty traffic," and writes that "In general, the thicker the system, the better the chemical resistance." Our commercial epoxy flooring page matches each system to its loads.

Federal floor rules and Texas tax travel with a Georgetown commercial job. OSHA's 29 CFR 1910.22(a)(2) has each workroom floor kept "in a clean and, to the extent feasible, in a dry condition," while under 29 CFR 1910.144(a)(3) yellow is "the basic color for designating caution and for marking physical hazards." Comptroller publication 94-116 makes "the total amount charged" for nonresidential repair and remodeling taxable, naming "warehouses," "retail shops" and "manufacturing facilities" among its examples, and the City of Georgetown's finance page gives the city sales tax as 8.25%, "effective October 1, 2005." Whatever treatment our written quote applies, it says so on the page, and the Comptroller's office rules on any doubt.

Kitchen and brewhouse floors for Georgetown restaurants

Georgetown restaurant kitchens answer to the State's food rules, and their floors must survive heat and washdowns, which is why the makers build cementitious urethane for that room. Under 25 TAC section 228.1(b), the Texas Department of State Health Services adopts "the U.S. Food and Drug Administration (FDA) Food Code 2017," and its Quick Reference gives Food Code 6-101.11(A)(3) as indoor floor materials that, under normal use, "shall be nonabsorbent," and 6-201.11 as floors built "smooth and easily cleanable." In Williamson County, the 2023 County Business Patterns lists 1,375 accommodation and food services establishments employing 29,148 people. For coves, drains and closures, see the restaurant and brewery floors page.

Sherwin-Williams' Poly-Crete MD shows why urethane cement goes where hot water meets the floor. Its system overview lists the material at 3/16 to 1/4 inch, says its coefficient of thermal expansion is "similar to concrete, making it very thermal shock resistant," and allows slab moisture "up to 99% RH," RH being relative humidity. Thermal shock is the stress of a sudden temperature swing, such as the "temperature changes under kettles" Stonhard lists among what a kitchen floor must take. Our sources do not say which office reviews a Georgetown kitchen's plans, so ask the City before work starts; we fit the floor around that review and your closing hours.

Stained concrete floors and patios in Georgetown

A stain shows a Georgetown slab as it is, so it suits a sound floor whose patches and cracks you are content to see. Georgetown's housing runs in age from the 578 units built in 1939 or earlier and the 340 from the 1940s to the 4,415 built since 2020 (table B25034), and whatever a slab's age, its repairs and saw cuts can show through the color. The ASCC Concrete Polishing Council's glossary describes dye as a colorant that "penetrates into the concrete while it is in solution and results in a stained appearance," and acid stain as metal salts in an acid solution that color the slab itself. Our stained concrete floors page compares acid stain, water-based stain and dye.

Water is the test for a stained and sealed Georgetown patio. Euclid Chemical describes efflorescence as what happens when "water migrating through concrete or masonry picks up free salts and other soluble materials and deposits them on the surface," and Prosoco says it usually comes from salt and water "combined with a pathway to the surface." In HomeGuide's February 2026 national tiers, a single color sealed costs $3 to $5 a square foot and two colors $5 to $10, and sealing stained concrete runs $1 to $3. We take old sealer off with diamond tooling rather than acid, and we tell you which marks will remain.

Polished concrete for Georgetown stores, offices and plant floors

Polishing turns a sound Georgetown slab into the finished floor, and with so much building in the city since 2000, many candidate slabs are young enough that timing matters. Timing comes from the ASCC-hosted Concrete International article of September 2009, which calls a well-proportioned mix more than enough "especially when polishing commences at least 28 days after placement," and Metzger/McGuire's bulletin T21 says joint filling and crack repairs "should be performed prior to, or early on, in the concrete polishing process." The Concrete Polishing Council sorts the stone a polish exposes into Class A cream, Class B salt and pepper and Class C full aggregate. Our polished concrete floors page explains the four gloss levels.

A polished floor needs care, and its makers say what dulls it. The same 2009 article calls for "daily dust mopping" and warns against cleaners "that are highly alkaline or acidic," and PROSOCO's sheet for its Consolideck LS densifier says "acid concentrates and acidic foods may etch the floor and leave a residual stain." HomeGuide's February 2026 national survey prices a cream finish at $3 to $8 a square foot, salt and pepper at $4 to $10 and full aggregate at $6 to $12. Grinding concrete frees crystalline silica, and option two in OSHA's Table 1 entry for floor grinders under 29 CFR 1926.1153 is a "dust collection system recommended by the manufacturer," which is how our grinders run, with a HEPA-filtered vacuum between passes indoors.

Concrete resurfacing for Georgetown's older garage and patio slabs

Concrete resurfacing renews the worn top of a Georgetown garage, shop or patio slab before a coating, stain or polish covers it. Georgetown's housing from before 1980 is a small part of the whole: table B25034 counts 1,621 units from the 1970s, 614 from the 1960s, 227 from the 1950s, 340 from the 1940s and 578 from 1939 or earlier, against 37,206 in all. CTS describes Rapid Set NewCrete as "a high-performance, polymer-modified mortar that can be used to resurface worn, old or spalled concrete," typically laid between a skim coat and 1/8 inch thick, with foot traffic "in as soon as 2 to 3 hours" and drive-on "in 4 to 8 hours." Our concrete resurfacing page sets it beside other resurfacers and self-leveling toppings.

Heat and movement are the two checks before a resurfacer goes down in Georgetown. CTS's sheet says that "In dry, windy or hot conditions," NewCrete is misted "to maintain a continuously wet surface until the product has achieved sufficient strength," and an ACI FAQ on overlays says "Any active cracks need to be stabilized to avoid being reflected through the topping." A settled or heaving slab needs lifting, or an engineer's look, before any overlay; Wolverine Coatings advises having concrete "evaluated by a competent engineer or contractor when in doubt." HomeGuide's February 2026 national survey puts basic garage floor resurfacing at $3 to $5 a square foot, foam leveling at $5 to $25 and a structural engineer's time at $100 to $200 an hour.

Questions Georgetown owners ask about floor work

Is a City permit needed to coat a Georgetown garage floor?

Ask the City of Georgetown before work starts, because this page cannot quote its rule: the City's building pages could not be read when we wrote it. Georgetown runs its own building department, and no other city's list of exempt work applies there. When you call, ask whether floor coating or slab repair needs a permit and which code edition the City enforces. If a permit or inspection is needed, the dates in our written quote allow for it.

What does a 2-car garage floor coating cost in Georgetown?

Georgetown has no survey price of its own, so begin with national ones. This Old House's March 2026 page puts a hired epoxy floor at $3 to $12 per square foot with materials and labor; multiplied across a 20 by 20 two-car garage of 400 square feet, that rate gives $1,200 to $4,800, our arithmetic and not a printed row. HomeGuide's February 2026 two-car row, for 400 to 576 square feet, reads $1,600 to $5,800, and Angi's August 2026 page traces most of a total to resin type, floor size and surface preparation. The Georgetown figure comes in our written quote once the slab has been measured and tested.

What is the sales tax rate for floor work in Georgetown?

The City of Georgetown's finance page gives a total sales tax rate of 8.25%, but whether a floor job carries it turns on the property and the contract. Of that total the State keeps 6.25 percent and the City receives 2 percent: 1 percent for general operations, 0.5 percent for transportation through GTEC, 0.125 percent for property tax relief, 0.125 percent for GEDCO, its 4A economic development corporation, and 0.25 percent for street maintenance. Comptroller publication 94-116 counts "nursing homes, condominiums, and retirement homes" as residential real property, where labor is not taxable. Our quote states the treatment, and the last word on it belongs to the Comptroller or your tax adviser.

Can a brand-new Georgetown slab be coated right away?

Usually not: a resin floor waits for the cure and a passing moisture test, and the coating's own sheet sets both limits. Probe testing under ASTM F2170 takes time of its own, since Wagner Meters notes a wait of "24 hours before a documentable reading is recorded" and sets the probe at "40% of the slab thickness if the slab is drying from one side only." Urethane cements are the exception the makers print: Dur-A-Flex says Poly-Crete HF "Can Be Applied To 7-14 Day Old Concrete," and Sika allows Sikafloor 22NA PurCem on green concrete, "typically 7 -10 days" old. For a garage coating, we test before we schedule.

Does Texas license epoxy floor contractors?

No State license for floor coating appears on the program list of TDLR, the Texas Department of Licensing and Regulation, whose list names building trades such as electricians and air conditioning and refrigeration contractors but no general contractor, home improvement, flooring, coating or painting program. The Texas Residential Construction Commission "was abolished and the Act expired on September 1, 2009," the Sunset Advisory Commission records. The Texas Attorney General's advice is to "Insist on a written contract that specifically states what the contractor will do" and not to sign one with blanks. Our written quote spells out each product and step, the dates and the price.

Round Rock, Leander and Pflugerville pages

Georgetown shares Williamson County with Round Rock, which the Handbook of Texas places "on Interstate Highway 35 in south central Williamson County," and with Leander, "on U.S. Highway 183 in southwestern Williamson County." Pflugerville, which the 1904 Missouri, Kansas and Texas line skirted on its way from Georgetown to Austin, lies in Travis and Williamson counties. Each of those pages quotes its own city's building rules and Census counts, since no city's rules carry over to the next.
