Epoxy Flooring and Garage Floor Coatings in Kyle, TX

Epoxy flooring in Kyle, TX is mostly garage work on young concrete, and three things decide the system: how much moisture the slab still releases, how its cracks behave, and how hot the air and the concrete are on the day of work. The median year built of Kyle's housing is 2010 (Census table B25035, 2020-2024 American Community Survey). Of the city's 21,218 housing units, 15,981 are one-unit detached houses (table B25024), a 75.3 percent share worked out from those counts. Austin Garage Floor Epoxy Co. lays epoxy, flake, polyaspartic, polyurea and metallic floors in Kyle garages, shops and businesses, and stains, polishes and resurfaces concrete.

We visit, measure and test the slab before we send the written quote, and the quote costs nothing.

Many Kyle slabs are only a few years old, because the city has grown fast. The Handbook of Texas prints Texas Almanac counts of 5,314 residents in 2000 and 28,016 in 2010; the 2020 Census counted 45,697, and the Bureau's Vintage 2025 estimate puts Kyle at 69,917. Fresh concrete can still be drying. Sherwin-Williams' surface preparation guide, Form G-1, puts the industry standard for curing at 28 days and adds that this "is not always sufficient time to allow excess moisture to leave a concrete slab". So before any system is picked, a Kyle slab gets the moisture test its coating's data sheet calls for. Our home page follows a job from the first visit to the cure.

Kyle's housing, ground, permit page and history

Most of Kyle's housing dates from 2000 or later. Census table B25034 for 2020-2024 counts 8,367 units built from 2010 to 2019, 7,990 from 2000 to 2009 and 2,195 in 2020 or later, so by that arithmetic 87.4 percent of Kyle's homes were built in 2000 or after, and only 71 date from 1939 or earlier. Census QuickFacts puts the owner-occupied rate at 67.1% and the median value of owner-occupied homes at $334,600. For Hays County the B25035 median is 2007, one of the figures on our Austin-area numbers page. A new slab keeps shrinking for months: Metzger/McGuire's Technical Bulletin T5, a joint-filler maker's rule of thumb, puts about 20 to 30 percent of a slab's expected shrinkage in its first 30 days and about 70 to 90 percent within its first year.

Kyle sits where two kinds of ground meet. The Handbook of Texas entry for the town says "At its site the Balcones Escarpment meets the blackland prairie;" with farming to the east and ranching to the west. On the prairie side, UT Austin's Bureau of Economic Geology describes chalks and marls that "weather to deep, black, fertile clay soils," and the NRCS description of Houston Black, a clay series of the Blackland Prairies, reports "High shrink-swell potential", meaning the clay swells when wet and shrinks and cracks as it dries, with cracks that "remain open for 90 to 150 cumulative days in most years." None of our sources maps the soil under a given Kyle lot, so the slab's own cracks are the evidence we read on a visit.

The City of Kyle's Building Services and Permits page lists the 2021 editions of the International Residential, Building and Energy Conservation Codes and the 2020 National Electrical Code as its adopted codes, with no ordinance number or effective date shown. Its list of work that needs a permit names "Remodels (relocation or removal of interior walls, and/or electrical, mechanical, or plumbing)", "Additions to existing structures", "Accessory buildings and structures" and "Driveways/culverts". The page does not mention flooring, painting, tile or other finish work. The page also says the list "is not comprehensive, so please confirm with the Building Inspection Department prior to commencing work," so call that department before a floor job starts.

Kyle began as a railroad townsite. The Handbook of Texas dates it to July 24, 1880, when two landowners, Fergus Kyle among them, deeded 200 acres for a townsite to the International-Great Northern Railroad, and says the population passed 500 by 1882. Kyle was incorporated in 1928 as a general-law city, the Handbook says, and the City's charter records its adoption by referendum in 2000. Subdivisions came early: the Handbook records five new residential subdivisions opened in 1984-85, three of which went bankrupt in the slump of the late 1980s. Census table B25034 counts 401 Kyle units built from 1980 to 1989, more than any earlier decade.

Flake epoxy garage floors on Kyle's young slabs

A flake floor in Kyle usually goes over a garage slab poured since 2000, so the moisture reading comes first. Sherwin-Williams' Form G-1 gives two limits: a slab under non-permeable flooring should read "80% or lower" on in-situ relative humidity probes, the ASTM F2170 test, and the calcium chloride test, ASTM F1869, should show "not more than 3 pounds of moisture per 1,000 square feet per 24 hours." We run whichever test the primer's sheet names. After that, diamond tooling cuts the slab to the sheet's concrete surface profile, or CSP, a graded roughness that gives the primer its grip. Our flake epoxy floors page walks through every coat, from primer to clear topcoat.

The cost of a Kyle flake floor follows the garage's size, the slab repairs and the system, and no survey publishes a Kyle price. Nationally, two-car garages, which HomeGuide's February 2026 epoxy flooring survey sizes at 400 to 576 square feet, cost $1,600 to $5,800 installed, and three-car garages, at 576 to 864, run $2,300 to $8,600; Angi's August 2026 figure for a 500 square foot two-car garage is $1,500 to $6,000. Neither survey has a line for a full-broadcast flake floor, where chips are broadcast into wet resin until none of it shows. Our cost page sets the survey rows side by side.

Polyaspartic and polyurea coatings for Kyle garages and patios

Polyaspartic suits a Kyle floor that sits in sun or must carry a car again within a day. Laticrete defines the term as an "aliphatic polyurea" and says "most polyaspartics are UV stable"; Sika's sheet for its Sikafloor-264 epoxy, by contrast, says that product "Will discolor over time when exposed to sunlight (UV)". In Citadel's comparison table, where each time row is marked "Ambient Dependent", a polyaspartic grout coat returns to full service in 24 hours against 36 to 48 hours for epoxy. Our polyaspartic floor coating page covers polyurea base coats, film thickness and moisture limits.

Heat narrows the working window. NOAA's 1991-2020 normals for the Austin-Bergstrom airport station average 123.5 days a year whose high reaches 90 degrees F and 24.2 whose high reaches 100 degrees F; those are outdoor air readings in Austin, not slab or garage temperatures in Kyle. Citadel lists "0 degrees F - 90 degrees F+" as the application range of its polyaspartic grout coat, and Laticrete's Flex Pure sheet warns that "Increases in temperature and/or humidity will shorten working time, dry time and recoat windows." Before mixing, our crew logs air temperature, slab temperature and dew point. Our pros and cons guide covers heat and the other downsides.

Metallic epoxy floors for Kyle game rooms, garages and shops

A metallic floor in Kyle depends on a smooth, dry slab, because the metallic coat shows what lies beneath it. The powder, in the words of Laticrete's data sheet DS-85.7-0819, is "aluminum platelets coated with metal oxides", and the pattern forms as the resin cures; Westcoat's specification for its Liquid Dazzle system calls the effect "an evolving drift dynamic" and builds the system to 38 to 42 mils of dry film (a mil is one-thousandth of an inch). Because no two pours drift alike, Laticrete states that "Mock-ups and field test areas are required."

On a Kyle slab poured since 2000, the flaws to look for are saw-cut joints, early shrinkage cracks and patches. Sherwin-Williams writes that its metallic system "is a smooth system - substrate imperfections must be corrected or they can reflect through the system," and Westcoat marks Liquid Dazzle "For interior use only." Where afternoon sun reaches the floor through an open garage door, the topcoat matters: Sherwin-Williams finishes its own metallic system with a satin urethane it calls UV light-stable. This Old House's March 2026 cost page carries a national line for a metallic epoxy floor in its additive pricing table, $5 to $12 a square foot; no survey prices one in Kyle. Our metallic epoxy floors page covers the layers and their limits.

Commercial epoxy flooring for Kyle shops, warehouses and offices

Load, spills and allowable downtime decide a commercial floor in Kyle, and Hays County's business counts give the scale. The Census Bureau's County Business Patterns for 2023 list 207 manufacturing establishments in the county with 5,184 employees, 112 transportation and warehousing establishments with 3,756, and 213 wholesale trade establishments with 2,125. Thickness follows the load: in the ICRI 310.2R-2013 guideline a thin film is 4 to 10 mils thick and a high-build coating 10 to 40, while self-leveling toppings and polymer overlays run thicker. Our commercial epoxy flooring page matches systems to uses.

Workplace rules and tax reach a Kyle business floor in ways they do not reach a garage. Federal OSHA's 29 CFR 1910.176(a) requires permanent aisles and passageways to be "appropriately marked", while 29 CFR 1910.144(a)(3) reads "Yellow shall be the basic color for designating caution and for marking physical hazards". Texas Comptroller publication 94-116 says that "the total amount charged for remodeling, repairing, or restoring nonresidential real property is taxable," and publication 94-105 has local taxes collected "based on the location of the job site." The City of Kyle's tax-rate page for fiscal year 2022-2023 adds the City's 1.50% and the county's 0.50% to the State's 6.25%, for 8.25% in all, and the Comptroller's October 1, 2026 list of new and additional rate changes shows none for Kyle or Hays County; Buda's page gives that city's figures.

Restaurant and brewery floors in Kyle under the Texas food rules

The rules a Kyle restaurant or brewery floor must meet are the State's: the Texas Food Establishment Rules, which the Texas Department of State Health Services issued with an effective date of August 8, 2021. Through 25 TAC section 228.1(b), those rules take in the 2017 FDA Food Code by reference, and the DSHS quick reference words Food Code 6-101.11(A) as floor materials that are "smooth, durable, and easily cleanable" and, indoors, "nonabsorbent". Coving, the curved seal where floor meets wall, is set in Food Code 6-201.13(A): junctures "shall be coved and closed to no larger than 1 mm (one thirty-second inch)." Austin Public Health's permit page speaks to food businesses "in Austin or Travis County"; the Handbook of Texas places Kyle in Hays County, so ask the City of Kyle which office reviews a kitchen remodel.

Hot, wet rooms are where the system choice turns. County Business Patterns counts 601 accommodation and food services establishments in Hays County in 2023, with 14,736 employees. For cooklines and brewhouses, makers point to urethane cement, a cement-filled urethane built to survive thermal shock, meaning a sudden jump between hot and cold: Dur-A-Flex's 2013 data sheet for Poly-Crete HF says repeated exposure to hot oil or steam "does not cause pitting, cracking or crazing," and puts its recommended application range at 50 to 85 degrees F. The Comptroller's publication 94-116 lists restaurants among its examples of nonresidential real property. Our restaurant and brewery floors page details thickness, drains and cove base.

Stained concrete for Kyle patios and interior slabs

A stain colors the slab itself, so a Kyle floor keeps its saw cuts, patches and shrinkage cracks under the new color. The polishing glossary that the ASCC publishes calls an acid stain a "Reactive solution of one or more metal salts stabilized by acid that produces coloration in a concrete substrate", and a dye a colorant that "penetrates into the concrete while it is in solution". On a garage floor, the sealer over the stain takes the tire traffic. Euclid Chemical's bulletin CP-22 traces hot-tire marking, the stain left when warm tires shed softened plasticizer, mostly to sealers it names as "acrylic or styrene/acrylic cure & seals," and says "Epoxy and urethane sealers and coatings are much more crosslinked" and less likely to mark.

Outdoors, a Kyle patio stain lives with sun and rain. NOAA's 1991-2020 normal annual precipitation at Austin's Camp Mabry station is 36.25 inches, an outdoor figure for Austin, and HomeGuide's February 2026 staining page says stained concrete "should be sealed every 1 to 3 years". HomeGuide's national range for staining an existing slab is $3 to $15 a square foot, and no survey prices Kyle. A sealed patio can turn slick in rain: Sherwin-Williams notes that "When flat and smooth surfaces like floors get wet or oily, they can become slippery," and H&C says a sealer carrying its SharkGrip additive "should be considered slip-resistant but not non-skid". Stains, sealers and care are set out on our stained concrete floors page.

Polished concrete for Kyle homes, offices and showrooms

Polishing needs a slab that is hard enough and, in a Kyle house still being built, one that has cured long enough. The Concrete Polishing Council of the ASCC quotes ACI 310.1-20 Section 3.1.4.1, which requires "Mohs Hardness measured on slab surface is greater than 4", Mohs being the mineral scratch scale. A September 2009 Concrete International article that the ASCC hosts says a mix "in the range of 3500 to 4000 psi" is "more than sufficient, especially when polishing commences at least 28 days after placement." Census table B25034 counts 2,195 Kyle units built in 2020 or later, a measure of how much concrete in town is new.

The work runs in grit stages, grit being the size number of the diamond abrasive: the Council's glossary puts grinding at "100 grit or lower", honing at "100-400 grit" and polishing at "800 grit or higher". Grinding makes silica dust, and for floor grinders federal OSHA's construction rule, 29 CFR 1926.1153, Table 1, lists a dust collection system "recommended by the manufacturer" and, indoors, "a HEPA-filtered vacuum to remove loose dust in between passes"; our grinders run that way. Basic polished finishes run $3 to $12 a square foot in HomeGuide's February 2026 national survey. Our polished concrete floors page takes the gloss levels and aggregate classes one at a time.

Concrete resurfacing for Kyle garages, patios and driveways

Resurfacing puts a new cement-based wearing layer on a sound slab whose top has worn, scaled or pitted, and Kyle has few old slabs. Census table B25034 counts 401 Kyle units built in the 1980s, 155 in the 1970s and 71 from 1939 or earlier. A tired surface is not a failed slab: Wolverine Coatings' preparation bulletin says "Surface deterioration is not necessarily an indicator of structurally unsound concrete," but a slab "crumbling, rocking back and forth, heaving, or sinking is an unlikely candidate for coating without repair." Resurfacers, toppings and crack repair each get their own section on our concrete resurfacing page.

Driveways are the one slab Kyle's permit page names: "Driveways/culverts" is on its permit-required list, and the Building Department's rulings page posts a "Driveway Checklist" and a "Revised Driveway Inspection Bulletin 2025". The page does not say whether resurfacing an existing driveway falls under them, so confirm with the Building Inspection Department first. HomeGuide's February 2026 resurfacing survey gives a garage floor $3 to $5 a square foot in a basic design and $4 to $7 in a complex one, and puts filling driveway cracks at $0.50 to $3 per linear foot, all national figures. When you are ready, request a free written quote.

Kyle floor coating questions

What does garage floor epoxy cost in Kyle?

No published survey prices a Kyle garage, so the figures are national. HomeGuide's February 2026 survey prices an installed epoxy floor between $4 and $10 a square foot and one-car garages of 288 to 392 square feet from $1,200 to $3,900, and its December 2024 garage floor coating page runs $4 to $12 per square foot across coating types. The surveys name floor size, resin type, preparation and repairs as what moves a price, and any moisture-mitigating primer is its own line on our written quote. Our cost page lists every survey row with its date.

Do I need a permit to coat my garage floor in Kyle?

Ask the City of Kyle's Building Inspection Department before work starts, because the City's permit page neither lists floor coating nor exempts it. The page's permit-required list covers remodels that move interior walls or change electrical, mechanical or plumbing work, plus additions, accessory buildings and driveways, and it calls itself "not comprehensive". Its adopted codes are the 2021 editions of the International Residential and Building Codes. Rules from Austin or Buda do not carry over to Kyle.

How soon can I drive on a new garage floor coating in Kyle?

That depends on the products and the temperature, and each data sheet states its own times. Laticrete's guideline for its polyaspartic chip floor, TDS 432, says the floor "should remain out of service for 24 hrs.", Westcoat's Liquid Dazzle metallic system allows vehicles after 72 hours, and Sherwin-Williams' Resuflor Deco Flake SB allows light traffic after 24 hours "at 75 degrees F, 50% relative humidity", with full properties after 14 days. NOAA's 1991-2020 normal August high at Austin-Bergstrom is 97.0 degrees F, an outdoor reading in Austin well above the 75 degrees F behind Sherwin-Williams' times. Your written schedule lists the walk-on and drive-on times from the sheets of the products on your floor.

Will cracks in my Kyle slab show through a new floor?

Some will, and we tell you which ones before the work starts. Before the primer goes down, we fill and patch cracks, holes and scaled areas, but a crack that is still moving is what ICRI's terminology calls an active crack, and ACI's guidance for toppings is that "Any active cracks need to be stabilized to avoid being reflected through the topping." Joints carry through the new floor: Sherwin-Williams honors a moving joint with "a sawcut through the finished floor system" and warns that "Not honoring dynamic joints can lead to cracks in the surface." Kyle's site, where the escarpment meets the blackland prairie, is reason to check every crack.

Is sales tax charged on garage floor work in Kyle?

For a house, Texas Comptroller publication 94-116 says "Labor to repair, remodel, or restore residential real property is not taxable," and tax on materials turns on the contract type. On a lump-sum contract, a single price for the entire job, it tells the contractor "you pay tax on all your supplies, materials, equipment, and taxable services when you buy them" and "You don't charge your customer tax." On a separated contract, tax is collected on the materials charge. A Kyle business floor is taxed differently, as the commercial section explains. We write the tax treatment into your quote; if you want it confirmed, the Comptroller or a tax professional decides.
